Terms & Conditions for Plot Purchase
1. Purchase Terms

All plot purchases through GSR Realty are subject to the terms and conditions outlined in the sale agreement. The buyer must verify all plot details, dimensions, and specifications before finalizing the purchase. GSR Realty ensures all plots come with clear titles and proper documentation.

Plot booking requires advance payment as specified in the agreement. The total plot price includes development charges, but excludes registration fees, stamp duty, and other government charges which shall be borne by the buyer. All measurements are subject to actual survey and may vary slightly from advertised dimensions.

Possession of the plot will be handed over upon completion of full payment and registration formalities. Any delays in payment may result in cancellation of booking as per company policy.

2. Property Conditions

GSR Realty provides plots with basic infrastructure development including roads, drainage, and utility connections. However, certain limitations and conditions apply to ensure proper development and maintenance of the layout.

  • Construction must comply with approved building regulations and local municipal guidelines.
  • Minimum setback requirements must be maintained as per DTCP/CMDA norms.
  • Commercial activities may be restricted in residential plot areas unless specifically permitted.
  • Environmental clearances and tree preservation guidelines must be followed during construction.

Any modifications to common areas, roads, or drainage systems require prior approval from GSR Realty and relevant authorities. Buyers are responsible for maintaining their individual plots and contributing to common area maintenance.

3. Payment & Registration

Payment schedules are clearly defined in the sale agreement and must be adhered to strictly. GSR Realty offers flexible payment options including installments and EMI facilities through our banking partners. All payments must be made through proper banking channels with appropriate receipts.

Registration process will commence upon completion of full payment. Buyers must provide all required documents including identity proof, address proof, and income certificates. GSR Realty will assist in registration procedures and coordinate with sub-registrar offices for smooth completion of formalities.

Any delays in document submission or payment may result in postponement of registration. Additional charges may apply for expedited processing or changes in buyer details after agreement execution.

4. Legal Compliance

All plots sold by GSR Realty are legally approved and comply with government regulations including DTCP, CMDA, and local panchayat approvals. Complete documentation including title deeds, survey settlements, and clearance certificates are provided to buyers.

  • All necessary approvals from town planning, revenue, and environmental authorities are obtained.
  • Clear title verification and encumbrance certificate checks are completed before sale.
  • Compliance with Real Estate Regulatory Authority (RERA) guidelines is ensured for applicable projects.
  • Regular updates on any changes in government policies affecting the project are communicated to buyers.

GSR Realty guarantees legal compliance but buyers are advised to conduct independent verification if desired. Any future changes in government regulations will be handled as per prevailing laws and buyer interests will be protected.

5. Buyer Responsibilities

Buyers are responsible for conducting due diligence on plot specifications, location advantages, and future development potential. GSR Realty provides all necessary information but investment decisions remain with the buyer based on their individual requirements and financial capacity.

Buyers must ensure timely payment of property taxes, maintenance charges, and any future levies imposed by local authorities. Construction activities must be carried out in compliance with approved building plans and environmental guidelines.

Insurance coverage for the plot and any structures built thereon is the buyer's responsibility. GSR Realty recommends comprehensive insurance coverage against natural disasters, theft, and other potential risks. Buyers should also verify utility connections and arrange for individual electricity and water connections as required.
